Rental Requirements

At Prime Properties, we strive to maintain the quality of our rental properties and ensure the satisfaction of our tenants. Please note the following requirements you MUST meet to be considered for a rental:

• Financial Requirements:
  • Applicants must make at least 2 times the monthly rent in combined gross income.
  • Although we do not require a minimum credit score, we thoroughly review your credit history for past evictions, bankruptcies, collections, or judgments.
• Positive Rental History:
  •  Applicants must have a minimum of 2 years of verifiable rental history to be considered. Past rental history will be thoroughly reviewed.
• Application Fees:
  • Application fees are nonrefundable.
• Separate Rental Applications:
  • Each resident over the age of 18 must submit a separate rental application.

Important Notes:

• A property viewing is required before applying.
• Proof of renters insurance is required prior to the move-in date, and we reserve the right to verify that your policy remains active throughout the lease term.
• We report rental payments to the credit bureaus, helping our tenants build a positive credit history.
• A criminal history does not automatically disqualify you from renting with us. We review each applicant's situation on a case-by-case basis.
• No Smoking: All of our properties are non-smoking.
• Pets: Small pets allowed ($250 non refundable pet deposit) 

How to Apply

Ready to start the rental application process? Here's what you need to do:

1. View the Property:
   • Schedule a viewing of the property you're interested in.
2. Request an Application:
   • Request an application link by completing the request form.**Please note that the application fee must be paid before submitting the application request form.**
3. Submit Your Rental Application:
   • Complete the rental application form with accurate information.
4. Provide Required Documentation:
   • Submit the following documents along with your rental application:
     • 2 years of residential history.
     • Contact information for your rental references.
     • Information on your monthly income.

Timeline

We value your time and aim to provide a quick and efficient process. Transparency is important to us, so here's what you can expect:

• Application Request Form: Please allow up to 1 hour after submitting the form to receive the AVAIL link to complete the rental application.
• Rental Application: Our team will review your application and supporting documentation within 3-5 business days. We will reach out via email or phone if additional documentation is needed.
• Application Decision: You will be notified of our decision within 7 business days of submission.
